Repairs notice enforcement - Georgian office building

We helped our landlord client develop and execute a repairs notice strategy against its tenant.  Extensive negotiations culminated in a settlement on the steps of the court.

This substantial period property had been let to a restaurant operator as its HQ; it had subsequently been partly sub-let and the upper floors had been abandoned and fallen into extremely poor condition.

The landlord followed a “repairs notice” (Jervis vs Harris”) strategy to compel the tenant to carry out extensive external and structural repairs in advance of lease expiry.

We monitored the work to ensure it was carried out properly. Major works were carried out to restore the structure, fabric and interior of the upper floors to a useable condition, hugely improving the landlord’s investment interest ready for the end of the lease.
